A planned apartment complex in Winter Garden has passed the first initial hurdle. City officials approved a first ordinance reading that pertains to rezoning land for the Alta Winter Garden Character Area Planned Unit Development.
WP South Acquisitions LLC is the project developer working on the 14.87-acre plot of land at the northeast corner of Crown Point Road and East Plant Street. They are seeking to rezone the property from an Arterial Commercial District to Character Area Planned Unit Development.
With approval, they will be able to build 250 apartment units in five three-story buildings. They are also going to develop a two-acre park west of the train tracks that they plan to then dedicate back to the city.


One of the compromises agreed on by WP South Acquisitions and city leaders was to decrease the density of the development. The rezoning would allow for up to 30 units per acre, but this plan will only accommodate 20 units per acre.
Winter Garden City Manager Mike Bollhoefer said they will continue to place harsh restrictions on multi-family and apartment projects. They believe this development will provide the necessary quality and will not overrun the area.
In addition to the apartments, there will be eight garage buildings and 400 parking spaces on the land. Other aesthetic elements of the development include recreation areas, sidewalks and landscaping.
